Guesthouse Vs. Bed and Breakfast

With the Bed & Breakfast experience, the emphasis is on the experience. Accommodations advertised as a bed and breakfast traditionally have the owner living in the house and providing a sit-down breakfast.

As the demand for accommodations has grown, the lodgings have shifted to Guesthouses, which are becoming more and more common. Guesthouse accommodations may or may not include a Continental breakfast, full kitchen, or other amenities. Please remember you are not staying in a hotel with room service, maids, or repairmen on duty. Also keep in mind that most reservations are for weekends and holidays when the managers, owners, and repair services are typically unavailable. Should a failure occur in the utilities, television, V.C.R., DVD, etc. your fee will not be refunded.

  • Monday - Friday: 9:00 AM - 5:00 PM
  • Saturdays: As needed
  • Sundays: CLOSED

Check-in & Check-out

  • Check In: 3:00 PM
  • Check Out: 11:00 AM

You may request an early check-in or late check-out time. Please note there may be fees for early check-ins and late check-outs.


IMPORTANT

If you have not received a door code or instructions to pick up your keys, please call immediately. Our office closes at 5:00 PM. If you will be arriving after 5:00 PM, please let us know and we will give you instructions on how to pick up your keys after hours.

Please take note that you are in the Texas Hill Country area, and you will encounter wildlife (deer, possums, birds, snakes, etc.). Please be aware of your surroundings and take caution while driving, especially at night. Lastly, please know that most of our properties do utilize pest control services on a regular basis. However, this does NOT guarantee pests or bugs will not be visible. This includes but is not limited to: snakes, spiders, roaches, mice, wasps, scorpions, ants, and flies. 


Rental Agreement

We do ask our guests to sign a rental agreement. The rental agreement will include these policies and other fees that may be included when booking which include but are not limited to: processing fees, damage waivers, cleaning fees, etc. All online reservations are requested, not real-time bookings. Please call us for further questions or a copy of the agreement beforehand.


Cancellations

In the event that you need to cancel a reservation, Fredericksburg Stays must be notified IN WRITING (email correspondence is acceptable).

  • 100% Refund: If canceled within two days of booking.
  • 31+ Days Prior: 100% refund less a $69.99 + tax cancellation fee.
  • 30 Days or Fewer: No refunds; guest is responsible for the ENTIRE amount of the reservation.

Weather conditions are not a valid reason for cancellation. We highly recommend that you purchase trip insurance. Please note: We do follow TxDOT road closures.


Transfers

Transfers are subject to availability and approval of the property owner. Requests must be submitted in writing a minimum of thirty (30) days prior to arrival date. If transferring to a lower-priced season, no refunds will be given for the difference in rate. If transferring to a higher-priced season, the difference will be charged 30 days prior to arrival.


Rates

All properties are quoted for single/double occupancy. Taxes (City and State), processing fees, damage waivers, pet fees (if applicable), cleaning fees, and hot tub fees (if applicable) will be added to the rates.

  • Extra Guests: For guests above the age of 2, there is a charge of $50 per person, per night.
  • Minimum Stay: All properties require a 2-night minimum stay (some allow 1-night stays Sunday–Thursday upon request via phone or email).

Rates are subject to change without notice.


Payments

We accept Discover, Visa, Mastercard, American Express, and (upon request) checks or cash. Checks must be cleared by our bank at least 14 days before the check-in date.

  • Deposits: A $100 deposit is required if booking 31+ days out. The remaining balance is charged 30 days before arrival.
  • Final Balance: Reservations within 30 days must be paid in full.
  • Split Bills: No split bills or multiple cards accepted.

Taxes & Fees

The State of Texas and the City of Fredericksburg imposes a 13% lodging tax on every reservation. In addition, Fredericksburg Stays retains a Processing Fee ($69.99) for our facilitation services.


Children & Pets

Please look for “Dog Friendly” or “Kids Welcomed” on our website listings.

  • Children: Ages 2 and under are free. Ages 3 and older are charged the adult rate of $35.00/night + taxes.
  • Pets: If allowed, the fee is $35.00/night per pet + taxes, plus a $19.99 + taxes damage waiver.
  • Undisclosed Pets: $250 fine per night, per pet.

Group Policies

A Group is defined as reserving five (5) or more units. A 50% deposit is required at booking, with the balance due 30 days before arrival. No split bills. Cancellations 30 days or less result in a loss of the entire amount. Parties and gatherings are strictly prohibited without prior written permission; violations result in an additional $500 per hour charge.


Third-Party Reservations

If you book through third-party websites (VRBO, Airbnb, etc.), you are bound by their specific cancellation policies. You must contact that organization directly for any changes.


Noise Restrictions; Illegal Activity

Guests shall not disrupt the quiet enjoyment of neighbors. Quiet hours are 9:00 PM on weeknights and 10:00 PM on weekends. Illegal activity is strictly prohibited and will result in immediate termination of occupancy without a refund and a minimum $500 fine.


Falsified Bookings

Bookings made under false pretenses (falsified name, age, purpose, or guest count) may be canceled without notice, resulting in removal and forfeiture of all payments.


Sale Contingency or Unavailability

If a property is sold or becomes unavailable, Fredericksburg Stays reserves the right to provide comparable accommodations or issue a full refund.


Fines

  • Undisclosed Guests: $250 fine per guest, per night.
  • Undisclosed Pets: $250 fine per pet, per night.
  • Bedwetting/Linens: $50 + tax for wet beds or linens damaged by wine, coffee, blood, etc.
  • Smoking/Vaping: Smoking is prohibited inside all properties. $250 fine for violations.
  • Candles: No candles allowed. $250 fine for violations.
  • Lost Keys: $25 fee per set of keys.

Hot Tub Rules

Please remove all makeup and lotions before entry. Never use oils or bubble baths. Close the lid after each use. A $75.00 cleaning fee will be imposed if the tub must be drained due to a violation of these rules.


Lost Items

Recovered items can be mailed for the cost of freight plus a $10.00 handling fee. Items not claimed within two weeks will be donated. Fredericksburg Stays is NOT responsible for items left behind.


Attorney’s Fees & Costs

If legal counsel is required to enforce these terms, Fredericksburg Stays and/or the property owner shall be entitled to recover actual attorney's fees and costs from the guest.


General Terms

If any provision is held to be invalid or unenforceable, the remaining terms shall remain in full effect.


Security & Privacy Policies

Your information is safe! Our software encrypts all personal and payment data. We do not sell your information to third parties.


Liability

Fredericksburg Stays makes every effort to provide correct information, but the website may contain inaccuracies. The information on the website does NOT constitute an offer or contract. We are not responsible for information on external websites or similar-named rental services.
